How it works

Three steps, twenty-four hours.

Human-reviewed before anything ships
01

Send us the listing

Paste the Trade Me, realestate.co.nz or agency link for the property you're serious about, with your maximum budget.

02

The committee process runs

An 11-component methodology screens value, land, planning, risks, vendor motivation and exit — with every claim checked against the source that made it.

03

Your report lands

Fair-price band, red flags, negotiating read, a price ladder with a do-not-exceed number, and the ordered checklist of what to verify before going unconditional.

Real output, real properties

Read two actual reports.

These are genuine reports from our engine on live New Zealand listings, prepared as samples with the street addresses replaced and identifying details removed. The first caught a house marketed as 5 bedrooms while the council record says 4 — the kind of thing a buyer only discovers after settlement.

FHB samplea deadline sale where the marketing and the council record disagree — resolved for under $100, before the deadline. Investor samplescored 64/100 against a 75 bar — first instruction: read the vendor's own feasibility report, which is free.
Inside every report

What you get.

A fair-price band and a walk-away number — not a vibe, but a band built from the council valuation, verified comparables and market evidence, with the number you do not go past.
Red flags, found early — consent discrepancies, flood and hazard exposure, insurance signals, stale-listing patterns, body-corp and title questions.
Your negotiating position — how long it's really been on market, what the vendor's behaviour says, and how much pressure the campaign is actually under.
The before-you-sign checklist — LIM, property file, building report, title, ordered, with what each one is for, so your conditional offer protects you.
Every source, cited — each figure carries its source and date. Verified means two independent sources agree; anything single-source is marked provisional.
Honesty about the gaps — what can't be verified remotely is listed as a check to run, never guessed. Sometimes the report says walk away.
Why independent matters

Who pays your adviser?

Much of New Zealand's "free" property advice is paid for by developer commissions and lender referrals — the adviser earns when you transact. Our only revenue is the fee you pay for the report, so our only incentive is to be right. That's why our reports can, and do, say don't buy this one.

Our standing rule: we never accept money whose value depends on your purchase decision or the property you choose.

Questions

The honest answers.

Is this a valuation?

No. A registered valuation is a regulated product performed by a registered valuer. This is independent research and screening — it tells you what the evidence says, what's unverified, and what to check. Many buyers use both.

Is this financial advice?

No. We don't advise you to buy or not buy — we put the verified evidence, the risks and a price discipline in front of you so your own decision is an informed one.

How can it be this fast and this cheap?

The research engine is AI-run against a fixed committee methodology, with every rank-moving figure checked against two independent sources and a human review before anything ships. The machine does the reading; the standard does the judging.

What if the report says the property is bad?

Then it says so, with the evidence. Roughly speaking, that's the most valuable report we produce — the $99 that saves you a six-figure mistake.

Where do you cover?

All of New Zealand. Our monitoring depth is strongest where our research libraries are warmest — Canterbury, Auckland and Wellington today — and every region library deepens with use.
